Site Developer (Property)

Job Purpose or Summary

Responsible for analyzing market, customer, commercial, and financial data to evaluate potential locations and support the development of the store network. The role provides data-driven recommendations on site selection, new store opportunities, and existing store performance to support business growth and investment decisions.

Key Responsibilities

1. Market & Site Analysis

• Conduct market research and analyze demographic, customer, competitor, traffic, commercial, and real estate information to identify potential locations.
• Evaluate and compare potential sites based on key business, operational, and financial criteria.
• Develop location assessment reports and provide data-driven recommendations to support site selection and investment decisions.
• Monitor market trends and identify emerging areas with strong business potential.

2. New Store & Existing Store Performance

• Analyze the performance of New Store Openings (NSO) against business targets and investment assumptions.
• Review sales, profitability, operating costs, and other key performance indicators to evaluate store performance.
• Identify key performance drivers, potential risks, and improvement opportunities, and provide recommendations to relevant stakeholders.
• Conduct post-opening reviews to assess location effectiveness and support future site selection strategies.

3. Data Analysis & Reporting

• Collect, validate, consolidate, and maintain market, location, and store performance data.
• Develop and maintain databases, analytical models, dashboards, and regular reports to support business decisions.
• Prepare market mapping and potential trade area analyses for assigned territories.

4. Business Support & Stakeholder Collaboration

• Translate analytical findings into clear business insights and recommendations for management.
• Support business cases and investment evaluations for potential store expansion projects.

• Bachelor's degree in Business Administration, Finance, Economics, Data Analytics, Management Information Systems, Statistics, or a related discipline.
• 1 year of experience in Market Research, Business Analysis, Data Analysis, Site Selection, Real Estate, Retail, or F&B.
• Strong analytical and problem-solving skills with the ability to interpret both quantitative and qualitative data.
• Good knowledge of Excel.
• Basic understanding of retail business, commercial real estate, customer behavior, and location economics.
• Strong communication and presentation skills, with the ability to turn complex data into practical business recommendations.
